Coastal Bend project planning
Compare contractor estimates on the same scope
Gulf Coast Project Pros · September 15, 2026
A practical worksheet for comparing site work, cleanup and repair proposals without choosing on price alone.
Describe what “finished” means
Before calling businesses serving Corpus Christi, Portland or the surrounding Coastal Bend, prepare one description of the job. Include location, measurements, current conditions, photos and the result you expect. For a cleanup, identify what leaves the property. For grading, describe the intended use and ask what survey or design information is needed. Send the same information to each bidder so their totals refer to comparable work.
Separate the included work from assumptions
Ask for material specifications, quantities, equipment work, haul-off, disposal and final cleanup to be identified. List who is responsible for permits, locating utilities and protecting existing surfaces. If a contractor cannot determine subsurface conditions in advance, ask how unexpected conditions will be documented and priced. A vague “site prep” line can hide substantial differences between two estimates.
Check the business before paying
The FTC advises comparing written estimates, checking licensing and insurance, and reviewing a written contract before work begins. Ask for current insurance evidence and relevant project references, and confirm requirements with the authority responsible for your location and trade. A directory contact-verification badge confirms access to a contact method; it is not proof of insurance, workmanship or government approval.
Compare payment and change terms
Record the proposed start window, expected duration, payment milestones and cleanup standard next to the quoted price. Ask what happens if weather interrupts the work or material prices change. Keep additions in writing, with a price and scope agreed before they begin. Avoid assuming that the lowest initial total also includes disposal, restoration or a return trip.
Use a decision record
For each proposal, mark every scope item as included, excluded or unclear. Resolve the unclear items before selecting a contractor. Keep the chosen proposal, written changes, invoices and photos together. A useful comparison ends with a documented scope and a business you have checked, rather than a promise that any listing or badge guarantees the result.
Your quote checklist
- Same written scope supplied to each bidder
- Material quantities and specifications
- Haul-off, disposal and cleanup
- Insurance and relevant references checked
- Payment milestones and written change procedure
- Start window, weather terms and completion standard
Copy these items into your project notes and give each business the same information.
